The founder of Cavendish Group, Ellen brings over 25 years of successful business experience to the company. She has held senior corporate positions in sales, marketing and business development for both UK and Australian companies as well as having run her own successful marketing and media consultancy in London.

As a licensed real estate agent and with her extensive commercial experience, Ellen is uniquely positioned to apply her understanding of the property sector to benefit her clients’ property ambitions whether in the residential, investment or commercial sector. Her determination and a reputation for always being 100% focused has resulted in a successful track record with individual and commercial clients alike

Stuart Young


Stuart has worked in a variety of senior management and consulting roles with blue-chip companies in the UK, USA and Europe and has many years of experience in property finance and sales. With an MBA in finance from London University Business School he also has 15 years of experience in the banking and insurance sector in the City of London.

In the 1990’s Stuart was at the forefront of the then recently deregulated telecommunications industry founding one of the first pioneering and successful alternative telecoms providers in the UK. His extensive experience in property and finance enables him to provide astute advice to clients looking to purchase investment property.

What is a Buyers Agent?

A Buyers Agents (or Buyers Advocate) is a licensed real estate agent who, for a fee, acts for the buyer instead of the seller, and specialiss in searching for, evaluating and negotiating the purchase of property on behalf of the buyer.

Is a Buyers Agent the same as a Property Finder?

Essentially yes. There are several terms for a buying agent, but they all perform the same essential function. Other terms for a buying agent include;

- Property finder

- Property search agent

- Buyers agent

- Buyers representative

Can a Buyers Agent find properties off-market?

Experienced buyers agents, such as Cavendish Group, have an extensive knowledge of the property market and excellent networking relationships with many selling agents and vendors. In this way, Cavendish will often hear that a property is coming to market even before it has been passed to a nominated selling agent or been listed for sale by the agent.  In such cases, we will approach the vendors’ agent on behalf of a client directly.

Who pays the Buyers Agent

The buyer pays the Buyers Agent their fixed fee or commission, as they are acting on behalf of the buyer. This applies regardless of whether the property is being sold privately by the homeowner or through a licensed Real Estate Agent, as the Buyers Agent should have no affiliation with the seller or their agent.

Can a Buyers Agent provide a valuation of a property?

Most Buyers Agents, including Cavendish, will offer an in-house market appraisal and valuation of the property you are interested in buying. In this way you can understand the true value of the property and not just rely on the listed selling price or the vendors price expectations. There are research platforms and past sales in the area which will give an indication of the price of the properties in the area. For example Price Finder, Core Logic and the most recent sales of properties sold at auction or sold privately will be recorded and will give an indication of what the property should be worth.

Can a Buyers Agent negotiate the purchase on my behalf?

Yes, at Cavendish our role is to guide you through the whole process of searching for, inspecting and purchasing a property. This includes the price negotiation phase where we will negotiate on your behalf to ensure you achieve the lowest possible purchase price for the property.
